This position is
responsible to assist KIHA’s Service Coordinator in coordinating all activities
under KIHA’s Life Builders Young Adult Self Sufficiency Program (YASS).
Incumbent is responsible for successful implementation and evaluation of Life
Builders YASS program activities and educational opportunities. This position
requires working with young adults of many cultures, ages 18-22, as they
transition into adulthood. Extensive community collaboration and partnering is
an essential component of KIHA’s resident program. The ability to work with
minimal supervision and to work effectively and establish a positive rapport
with KIHA Life Builders residents, staff and community members is mandatory.
Direct supervision is under the direction of the Service Coordinator with
general direction by the Housing Director.
ILLUSTRATIVE TASKS:
·Implement Life Builders Program
activities;
·Complete with each resident intake
assessments, interviews and an individualized Case Management Plan;
·Facilitate supportive services
strategies to address identified needs of residents;
·Provide individualized assistance
to residents in areas determined by resident, CM and SS Coordinator;
·Monitor with residents weekly
progress on CM plans;
·Maintain appropriate records as
related to program requirements;
·With the Self Sufficiency
Coordinator, develop and instruct a variety of workshops designed to enhance
residents’ life skill banks
·Monitor and evaluate the delivery,
impact and effectiveness of supportive services
·Participate in and establish
partnerships and community collaborative efforts;
·Work collaboratively with Self
Sufficiency Coordinator to develop and implement a Mentor Program and be the
contact person for Mentors;
·Responsible for developing and
managing the system of housekeeping chores with residents;
·Responsible for the care and
maintenance of the homes and advising Services Coordinator when work orders are
needed.
·Assist residents in gaining and
utilizing problem solving skills;
·Assist Service Coordinator in
special projects as assigned;
·Create monthly Case Management reports
for the Service Coordinator;
·Promote a positive safe working
and living environment;
·Maintain appropriate levels of
confidentiality.
MINIMUM QUALIFICATIONS:
·Bachelors degree in social service
field or related field or 3 years in social service program management;
·Must possess strong organizational
and time management skills. Must be able to conceptualize, organize and
implement supportive services;
·Valid State of Alaska Drivers
License;
·Demonstrate knowledge of personal
development strategies and supportive service programming, ability to work and
communicate with young adults with diverse social, cultural and educational
background;
·Demonstrate knowledge of local
public and private social service agencies and local organizations;
·Must have excellent communication
and conflict resolution skills;
·Willingness to travel to remote
village communities;
·Willingness to work flexible
schedule to meet resident and program needs;
·Must be able to pass a

A.Job Summary:
The incumbent of this
performs unskilled and semi skilled maintenance and repair task on buildings,
apartments, grounds and equipment. He/she is required to demonstrate knowledge
of basic heating, painting, carpentry, plumbing, and electricity, in the
performance of responsibilities employee is required to meet KIHA’s vehicle
liability insurance requirements, and pre- employment drug screening.
B.Principle Duties:
1.Monitors a mobile telephone at all
times during the business hours.
2.Performs preventive maintenance on
heating systems and hot water systems. Trouble shooting boiler, cleaning
boilers, changing nozzles, setting electrodes, replacing filters, zone valves,
and circulating pumps, etc.
3.Performs minor plumbing task such
as repairing leaks on copper pipe, ABS, and other types of piping, changing
faucet stems, washers, etc. and repairing toilets by changing tank bulbs,
overflow tubes, tank to bowl gaskets, wax rings, etc.
4. Performs minor electrical task
such as trouble shooting, changing breakers, switches, outlets, light fixture,
etc.
5.Performs routine and non- routine
maintenance and repairs to buildings, tenant apartments, and carpet & vinyl
installation.
6.Performs minor building and
grounds maintenance and repairs through the use of such tools and equipment as
common hand tools painting equipment, glass cutters, wrenches, pipe cutters,
drain augers, rakes, snow blower, lawn mowers, caulking gun, trowels, etc.
7.Clear snow ice from buildings and
grounds by shoveling, operate a snow- plow, snow blower, and insure tenant
safety.
8.Assist in moving heavy objects
such as refrigerators, stoves, 50- lb bags of ice melt, etc.
9.Performs maintenance of grounds by
cleaning up debris, mowing lawns, raking leaves, trimming shrubs, and trees,
etc.
10.Performs other duties of class, as required.
11.Performs unit preparation when tenant apartments come
vacant, including painting, repairs of noted deficiencies from the move-out
inspection form.

13.Other duties as assigned.
C.Supervision Received:
The incumbent of this
position receives work direction and guidence from the Maintenance Supervisor
on work associated with the maintenance and repairs to buildings, apartments,
grounds, and equipment.
D. Knowledge, Skills, and
Abilities:
1.Basic understanding of heating,
plumbing and electricity.
2.Knowledge of material and
equipment used in building and grounds maintenance.
3.Skilled in the use of hand tools
and equipment used in building and grounds maintenance.
4.Ability to perform basic
maintenance and repairs of buildings, individual apartments, grounds, and
equipment.
5.Ability to perform minor heating,
plumbing, and boiler repairs.
6.Ability to operate snow removal
equipment.
7.Ability to perform routine
maintenance inspections.
Considerable knowledge of the
occupational hazards and safety precautions of the building, or electrical, or
mechanical trades. Considerable knowledge of standard practices, processes and
materials involved in trades relating to general building maintenance. Ability
to supervise a small group of semi-skilled workers. Ability to make-work
sketches of plans for improvements or alternation of buildings and equipment.
Ability to make accurate estimates of time and materials required for repairs
and maintenance work. Ability to keep simple records and makes reports. Have,
or obtain a State of Alaska Driver’s License and meet KIHA’s vehicle Liability
insurance requirements. Ability to meet the public effectively and give
information regarding ground and building facilities and KIHA’s regulations.
Skilled in the use and care of tools and equipment employed in the building,
electrical, masonry, and mechanical trades. Ability to perform jobs requiring
heavy lifting, climbing on roofs, etc.
